AFTER HOURS: Trying to reach us after hours? You are welcome to use our online reservation system to make a reservation after our normal business hours. Please feel free to email us, leave a voicemail message, or fax (843-886-4307) and we will follow up with you as soon as the next business day!
AFTER HOURS: For after hour check-ins: Located outside our office door (103 Palm Blvd) there is a black box where you will find your package and your keys to the property provided payment for the rental reservation has been paid in full. Please sign all attached paperwork (if any) and place them in our mail slot in our office door. If you should have any true emergency questions please call Michael, our property manager, at 843-478-4944.
RESERVATIONS: Between 9 AM and 5 PM Monday through Saturday we will be accepting reservations over the phone. You are also welcome to make a reservation using our online services. Prices listed in the descriptions for each property do not include sales and accommodations taxes or fees. To confirm a reservation, a 50% deposit is required within 7 days. The balance is due 30 days prior to your arrival. Reservations booked within 30 days prior to your intended arrival date are to be paid with a Visa, Master Card, Discover, certified check, or money order immediately upon making the reservation. No exceptions.
CANCELLATIONS: A deposit refund less a $50.00 service charge will be made only if the unit is re-rented for the same time and price. We do offer travel insurance as well for an added 7% charge. If accepted, travel insurance must be paid in full within 7 days of making a reservation. Upon arrival, if you do not accept the unit you have reserved, your deposit will be forfeited.
DAMAGE INSURANCE: A non-refundable $45 is added to every reservation for damage insurance. Damage insurance covers the insured and their approved guests for any accidental damages to the property up to $1500. Please keep in mind it only covers accidental damages. Any damages to the property incurred by not following Carroll Realty's policies will result in the guest being charged directly. For instance, any damages caused by having an unapproved pet in a non pet friendly house, having a house party, or not following check-out procedures will result in the guest being fined appropriate charges after the property has been properly assessed.
CHECK-IN time is 3 PM unless otherwise approved. Early check-in is virtually impossible to arrange as we need appropriate time to inspect, clean and prepare the property for your arrival. All guests should come to the Carroll Realty office at 103 Palm Blvd to check-in. If you should arrive after 5:00pm, your package will be in a black box located across from our office door provided that the reservation has been paid in full.
CHECK-OUT time is 10 AM unless otherwise approved. All keys must be returned to the office by 10 AM!!! There will be a $5 charge for every lost or unreturned key.
RENTALS: Summer Rentals are from Saturday to Saturday unless otherwise noted. Off Season Rentals can be for a shorter stay. There is a 3 night minimum on all reservations and a cleaning fee added for any reservation that is less than 7 nights. Holiday rates do apply. Bed linens, towels and paper products are NOT provided unless stated otherwise.
NIGHTLY RENTALS: Rates vary so please call or visit our website for pricing. There is a 3 night minimum requirement for every reservation made in the off-season.
HELPFUL HINTS: We recommend bringing an ice chest for your cold beverages and food. A common complaint is that refrigerators are not working properly. 99% of the time, the refrigerator has been packed with warm drinks and food; then opened every 15 minutes or so before it has had time to cool the contents. It is wise to bring plastic garbage bags, beach chairs, beach blankets, and any special cookware that you might need. All houses are equipped for simple cooking.
PHONES are provided for local calls only. If you must make an information or long distance call, charge them to your credit card or home phone number. There will be a $15.00 surcharge added for any calls we have to bill.
CLEANING: Routine cleaning is provided by the agency. Please empty the refrigerator and freezer, take out the trash and leave the house neat. Please load and start the dishwasher prior to your departure. Your credit card will be charged if our check-out procedures are not followed and the house is left in inappropriate condition. All of our properties are privately owned and we ask you to treat them as if they were your own.
APPLIANCES: Refrigerators, air conditioning systems, etc. are not guaranteed to work, but necessary repairs will be made as quickly as possible. No refunds or adjustments will be made because of equipment or appliance malfunctions. No guarantees on grills, beach chairs, irons, or ironing boards.
OCCUPANCY is limited to the number stated in the brochure and on the website for each specific property. Violation will be cause for immediate eviction with no refund.
PETS: Absolutely NO PETS are allowed unless a property specifically allows them or you have approval of a Carroll Realty employee. 90% of our properties do not allow pets at all, no exceptions. Violation will be cause for immediate eviction with no refund.
HOUSE PARTIES are absolutely NOT allowed. Violation will be cause for immediate eviction with no refund. Please respect the privacy of your neighbors. Please remember that voices do carry long distances when sitting on the outside decks and surrounding pool areas. If it is found that you are having a house party, you will be fined $250, $500, or $1000 depending on which property and what condition it is left in.

CITY OF ISLE OF PALMS RULES AND REGULATIONS...
FIREWORKS: Igniting fireworks is against the Isle of Palms City Ordinances. Yes, they are sold in neighboring communities, but you cannot shoot them on the island and that includes 4th of July and New Year's Eve. Due to the hazards to people and property, this is a serious issue. Sparks can ignite roofing, decking, dry grasses in the dunes, pine straw and mulch. For similar reasons, fires of any kind on the beach are prohibited. The fine is up to $500.00 for each offense.
ALCOHOL: State law prohibits alcoholic beverages on the beach and street. The police patrol the beach and prohibit beverages must be discarded or confiscated. The fine is up to $500.00 for each offense and violators may be subject to arrest for other drinking violations.
LITTERING: The Isle of Palms competes for awards for its beach cleanliness. Littering is forbidden on the beach and from the decks. Please use ashtrays for smoking materials and do not toss butts from the deck as they can start a fire in the pine straw or dunes below, endangering people and homes. If trash should blow off the deck, please pick it up and dispose of it properly. The fine is up to $500.00 for each offense.
NOISE: Please be aware of your neighbors. There are strict noise ordinances that the island will enforce after 10pm. Be respectful of your neighbors which includes awareness of stereos, television, and any other noise. Tickets will be issued.
